Description
OverviewWe are excited to welcome a highly motivated, innovative, talented and experienced individual to join the Larimer County Community Development Department as a Plans Examiner!
The Plans Examiner reviews all construction plans for commercial, residential and accessory building projects to determine structural integrity and compliance with applicable codes and permit requirements. You will also help customers at our public counter, by phone and email, and conduct pre-submittal meetings with builders, engineers, contractors, and architects concerning building code and permit requirements.
Larimer County has a population of approximately 350,000 people encompassing 2,600 square miles of rural landscapes, mountains, and urban settings along the vibrant and growing North Front Range of Colorado. The typical schedule for this position is Monday-Friday 8am-4:30 pm.
ResponsibilitiesWhat you'll be doing:
- Reviewing construction plans for commercial, industrial, and residential building projects to ensure compliance with applicable codes and permit requirements.
- Examining structural calculations, fire resistance standards, occupancy accessibility, and other requirements in accordance with the International Building Code, Plumbing Code, Mechanical Code, and related regulations.
- Conducting pre-submittal meetings with builders, engineers, contractors, and architects to discuss building code and permit requirements.
- Approving or disapproving submitted plans while explaining and interpreting requirements, restrictions, and necessary corrections.
- Assisting the public with the building permit application process, including calculating fees, issuing permits, and addressing inquiries about plans or code requirements.
- Performing field inspections as needed to verify compliance with approved plans and codes.
- Coordinating plan check activities with other County departments and external agencies.
- Preparing reports and written correspondence while researching and interpreting relevant codes.
- Conducting structural calculations to verify that appropriate loads, beams, headers, and pads are correctly specified and sufficient.
- Drawing details and specifying corrections on submitted building plans as necessary.

What we're looking for:
- Experience with commercial plan review is highly desirable.
- Ability to communicate clearly and concisely, both verbally and in writing.
- Strong interpersonal skills to establish and maintain effective working relationships with County employees, representatives of other agencies and organizations, and members of the community.
- Knowledge of principles, practices, and objectives related to mechanical and structural engineering.
- Understanding of the scope and application of laws and regulations, including the International Building Code, Plumbing Code, Mechanical Code, and related codes.
- Familiarity with basic legal requirements governing engineering and architecture.
- Ability to read, review, and interpret building, plumbing, and mechanical plans, as well as engineering calculations.
- Commitment to providing professional customer service to clients and the public.
- Capacity to perform field inspections of all phases of building construction and identify violations of building codes or ordinances as necessary.
- Skill in effectively responding to conflict situations and working with individuals in conflict.

- Must be at least 18 years of age.
- One (1) year of experience in building structural and code design and/or structural and code plans examination required.
- Possession of a valid Driver's License by date of hire required.
- Possession of ICC certifications as Plans Examiner and Building Inspector within one (1) year of employment preferred.
