Job Description:OverviewTo perform a variety of Parking Facility maintenance functions including troubleshooting and repairing equipment, systems and equipment monitoring, coordination of vendor services, and heavy janitorial tasks to maintain cleanliness of the facilities.
Essential Functions- Coordinates with vendors for services within the facilities and with management for projects which require additional staff.
- Performs janitorial-related tasks necessary to maintain parking facilities, including pressure washing, graffiti removal, and waste collection.
- Performs painting, mechanical sweeping, and other routine maintenance and minor repairs of light fixtures, door hinges and other items in the facilities.
- Monitors life safety and alarm systems, lighting systems, elevators, and storm water runoff equipment for proper operation in each facility.
- Assists with preventative maintenance and troubleshooting of the revenue control equipment as directed.
- Performs periodic safety evaluations of the facilities, safety training, and maintains all documentation relating to safety compliance within the facilities.
- Installs and maintains parking posts, signs, and equipment.
- Recognizes deficiencies and safety concerns within the facilities; takes corrective action or communicates concerns as appropriate.

Minimum Qualifications- High school degree or GED
- Three (3) years of experience in facility maintenance or similar maintenance and janitorial work.
- Possession of and ability to maintain a valid State of Florida Driver’s License.
Job Based Competencies- Ability to work flexible shift schedules.
- Knowledge of commercial cleaning techniques for effective operation.
- Ability to be trained to operate and maintain cleaning equipment.
- Skill in the use and care of a variety of tools and equipment required to perform the essential functions.
- Knowledge of minor electrical repairs and commercial lighting fixtures.
- Knowledge of Material Safety Data Sheets (MSDS) system and procedures.
- Ability to use high-lift equipment for repairs and maintenance.
- Knowledge of safety requirements and practices.
- Ability to establish and maintain effective and appropriate working relationships with the general public, agencies and other employees.
- Ability to exercise initiative and sound judgment and react with discretion under varying conditions.
- Ability to keep accurate records and prepare reports neatly and legibly.
- Ability to read and interpret facility blueprints and floor plans.
- Knowledge of record-keeping procedures and practices.
- Ability to understand and follow written and oral instructions.
ResponsibilityUnder the direction of and responsible to the Parking Operations Manager. This is not a supervisory position.
Physical Requirements This is medium work requiring the exertion of 50 pounds of force occasionally and up to 20 pounds of force frequently. Work requires considerable physical activity including walking, lifting, reaching, stooping, pulling, grasping, balancing, climbing, kneeling, standing and crouching. Incumbent is subject to inside and outside activity with no effective protection from weather changes. Safety precautions will be taken when handling cleaning chemicals and other hazardous materials. Visual acuity is required to operate equipment and perform routine maintenance tasks. Incumbent is required to hear sufficiently to perceive information at normal spoken word levels. Manual dexterity is required to operate equipment in performance of duties.
